Dryer vents
The dryer vent
How often, what the visit covers, the warning signs, the fire risk and why this climate makes it worse.
How often should the dryer vent be cleaned?
Once a year at the least, and more often in a big household or one that runs the dryer most days. Central Florida shortens the interval: humid air makes lint pack into a dense layer, and a laundry room in the middle of the house or upstairs usually means a long vent with bends where lint settles. If it has never been cleaned, do not wait for a date.
What does a dryer vent cleaning cover?
The whole vent: the connector behind the dryer, the hidden run through the wall or the attic, and the hood outside with its flap. The lint, debris and blockages come out along the entire length, and the airflow is checked with the dryer running before we leave.
How can I tell my dryer vent needs cleaning?
There are six signs, and any one is reason to call: a load needs more than one cycle, the dryer or laundry room gets unusually hot, it smells scorched while running, lint gathers around the outside hood, the flap stays shut while the dryer is on, and the lint screen fills faster than it used to. The dryer vent page explains each one.
Can a blocked dryer vent actually cause a fire?
Yes. The U.S. Fire Administration estimates that 2,900 home clothes-dryer fires are reported every year, causing about 5 deaths, 100 injuries and $35 million in property loss, and it names failure to clean as the leading factor, in 34% of them. The NFPA makes the same point: lint burns easily, and failure to clean is the leading cause of home dryer fires. They peak in fall and winter.
Why is Central Florida hard on dryer vents?
There are two local reasons. Damp air stops lint from staying loose, so it settles along the duct instead of blowing clear. And many houses keep the laundry in a hall closet or upstairs, so the vent has a long way to go to the roof or an outside wall, with bends where lint gathers. That is why the yearly cleaning matters more here than in a drier climate.
Do you clean dryer vents for businesses?
Yes, across Orange County. A laundromat, salon, gym or restaurant with a dryer has the same lint problem as a house, only faster. The work is the same, lint, debris and blockages out of the whole vent, and the quote is free. See commercial dryer vent cleaning.

Ducts
The air ducts
How often, what the assessment is, what happens before any equipment comes in, and what if the ducts are damaged.
How long can air ducts go between cleanings?
Every few years in most homes and businesses, and sooner with pets, someone with allergies, or dust building up on the registers. The registers are the thing to watch between cleanings: dust collecting on the grilles is the sign to call.
What is the assessment, and why does it come first?
It is a look at the whole duct system before any equipment is set up: where the supply and return runs go, how many registers there are, how each run can be reached and whether any section is damaged. It comes first so you agree to a clear scope and price before the air duct cleaning starts.
What comes before the cleaning itself?
The assessment, then the scope. You hear what will be cleaned and why before anything is brought into the house, and the quote for duct work comes from that assessment. It is free.
What if the ducts are damaged?
Then a cleaning is not the right job, and you will hear that. Flex duct that is torn, crushed or disconnected is quoted for replacement instead, and only the failed runs are replaced.
Do you do air duct work for offices and shops?
Yes, across Orange County. A commercial system is assessed the same way before any equipment is set up, and the quote is free with no obligation.
Price
Three things behind every quote
How long the vent is, and its route
A dryer vent from a closet in the middle of the house to the roof takes more work than a short run through an outside wall. On a replacement, the amount of failed ductwork sets the size of the job.
How packed the buildup is
Humid air packs lint tight. A vent cleaned every year is a quicker job than one never touched, and ducts with dust on the registers take longer than ducts without.
How big the system is, how easy to reach
On air duct work, the number of runs and registers and how easy the attic is to reach set the time. The assessment measures both before you see a price.
Replacement, price and booking
Replacement, price and booking
When cleaning is not enough, what sets the price, where we go and how to book.
When is replacing ductwork the better choice?
When cleaning cannot fix the problem. Cleaning takes lint, dust and blockages out of ductwork that is still sound. Replacement is for ductwork that has failed: leaks, crushed or kinked runs, flex duct coming apart. It starts with an inspection, the failed sections come out and new ductwork goes in. If the inspection shows a cleaning will do, that is what you will hear.
Do you tell me the scope before a replacement starts?
Yes. The inspection comes before anything is booked, so you know which runs will be replaced, which will stay and what it costs before you agree to any of it.
What will it cost, and is the quote free?
The quote is free and carries no obligation, for all three services. We do not publish prices because each job differs: the length and route of a vent, how packed the buildup is, and the size of a duct system and how easy it is to reach all change the number. Three things are the same on every job. The quote is free, the system is checked before any duct equipment comes in, and the vent is cleared from end to end.
Which places do you serve?
We cover Orange County, Florida, with Orlando in the middle and Winter Park and Maitland to the north. Apopka, Ocoee, Winter Garden, Horizon West and Pine Hills are to the west, Alafaya is to the east, and Meadow Woods, Oak Ridge and Hunters Creek are to the south. The service areas page has the map and a page for each. We come to you.
How do I book, and what follows?
Call, or send the booking form and we call you. For a dryer vent, the cleaning is booked straight away. For duct work, the assessment comes first, then the scope and the quote, then the cleaning or the replacement. Nothing is booked until you say yes, and the quote costs nothing. Book online 24/7 through the form. The office takes calls 7 AM to 11 PM every day.
